Charges To Tenants

Note: all charges are inclusive of VAT unless otherwise stated
 

Pre-Tenancy Charges

£235.00 - Set Up (Tenants Share): Referencing up to two tenants (Identity, immigration and Visa confirmation, financial credit checks, obtaining references for current or previous employers/ landlords and any other relevant information to assess affordability) as well as contract negotiations (amending and agreeing terms) and arranging the tenancy and agreement. 

£50.00 - Additional Tenant: Processing the application, associated paperwork and referencing.

£120.00 - Guarantor: Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement. 

£60.00 - Permitted Occupier: Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy. 

£180.00 - Check In: Preparing a Final Inspection of the property and taking meter readings for utilities and services. 

Tenancy Deposit - subject to circumstances: Please see page 5 of "Tenants Information and Notes" for details on the amount of deposit required. This also outlines the amount of additional deposit that will be charged in the event that pets and smokers are accepted at the property. 

 

Mid and Post Tenancy Charges

£90.00 - Tenancy Amendment: Contract negotiation, amending and updating terms and arranging a further tenancy and agreement. 

£90.00 - Tenancy Renewal Fee (Tenants Share): Contract negotiation, amending terms and updating your tenancy agreement during your tenancy. Note: adding a new tenant incurs another set up charge. 

£235.00 - Changing a Tenant during a Tenancy Period: Applicable for the changing, removing or adding on of a new tenant during and fixed period of tenancy. 

£90.00 - Renewal of References (Each Tenant): This can be imposed if a tenant has regularly failed to meet their commitment under the terms of the tenancy agreement with regards to the payment of rent. 

£36.00 - Managing Agent Reference (Each Tenant): Collating information and preparing a reference for a future landlord or letting agent. 

 

Charges for Breach of Contract

£120.00 - Preparation of File Prior To Issuing Court Proceedings

£120.00 - Preparating of Documents for Court

£30.00 - Solicitors Letter Before Action

£250.00 - Surrender of Tenancy: For the administration of the surrender deed and for negotiating the terms of surrender between landlord and tenant. 

 

Schedule of Other Charges

£24.00 - Lost Security Items: (per Item Cost) (Replacement of keys, locks, fobs etc.)

£102.00 - Hourly Rate Where Chargeable: (per hour) - Typically court attendance and assoicated administration. Out of hours' attendance to the property where the actions of the tenant results in the agent (or contractor) attending the property, the time to remedy the situation is charged at an hourly rate.
